Link Real Estate isn't a volume shop. We take on a limited number of clients each year—buyers and sellers who value discretion, strategy, and hands-on service over the standard real estate experience.

For Sellers:

Your home gets more than a listing. It gets a marketing plan—strategic pricing, professional staging consultation, targeted outreach, and positioning that attracts serious buyers, not just browsers. You work directly with Tracy, not a team or an assistant.

Listing Agreements:

2.5% of the sale price when representing the seller. 4% when representing both the buyer & seller in the same transaction.

Staging is available at an additional charge, payable at closing.

For Buyers:

Whether it's your first home or your fifth, buying is one of the biggest financial decisions you'll make. Link offers dedicated buyer representation—guiding you through the search, negotiation, and closing with the same strategic approach we bring to our sellers.

Buyer Engagement fee:

Minimum engagement is $5,000. This is payable up front and is credited toward your 2% brokerage fee at closing. Buyer engagement fee is non-refundable if you choose not to buy.

They ensure commitment on both sides. You get a broker who's fully invested in your outcome—not juggling 30 other clients hoping something sticks.
